Property Asset Management Consultancy – Private Property Company in West End

I am currently spending part of my time working as a consultant overseeing the management of a number of properties advising on issues from day to day management to asset management and liaising with both internal accounts and FM staff to external advisors and agents. Some of the tasks involved have included;

 

  • Involved in the on boarding of We Work in two central London office blocks.
  • Advising on the lease details of a surrender and renewal within a Grade A office block in Manchester.
  • Overseeing and advising on the management of a large void office block in Slough. Including ideas regarding future facilities within the building.
  • Advice on the introduction of a portfolio wide property Portal.

 

I am also working with the Managing Director on business development strategy and have successfully been instructed by a commercial property developer on the initial buildings in a new fund situated in the Old Street area of the city and have a further two potential clients interested in using our services.

 

Management Consultancy Advice – Strategic Procurement for Major UK Investment Fund 

I have been involved in a project for a large institutional client to provide advice and input on an outsourcing tender process for the property management of their portfolio valued at approx. £16 billion.

 

Scope of works

  • Creations of full specification of works for a PM & FM tender
  • Agreeing a bidder list, sending out and marking an RFI document
  • Creation of a full RFP document for both tenders
  • Independent marking of the RFP returns before recommendation towards the award of contracts

 

The advice resulted in the successful agreement on four bidders for the funds pool of agents.

 

Management Consultancy Advice – Strategic Procurement for Major UK Investment Fund 

I have worked on a project for an investment management firm to provide advice and project manage an outsourcing tender process for the property management of owner portfolio’s, consisting of three portfolio’s, two of which were tendered under OJEU regulations as the overriding client was a local authority pension fund.

 

Scope of works

  • Creations of full specification of works
  • Drafting management contracts
  • Registering tenders under OJEU rules
  • Creation of outsourcing specifications
  • Attending on pre and post tender interviews
  • Independent analysis before award of contracts

 

The advice resulted in the successful instruction of a new agent for the client’s portfolio.

 

Management Consultancy Advice – Internal Departmental Review

I have also been involved in giving advice on the processes and performance of a management department within one of the large multi-disciplinary practices.

 

Scope of works

  • Initial report on current process and performance of management department
  • Interview management team and report to senior management on improvement

 

The advice resulted in a re-structuring of the department.

 

Management Consultancy Advice – Strategy Report on Implementation of Growth

I provided a strategy report for a supply company looking at their plans for implementing growth across the company including the use of IT.

The key deliverables of the report were;

  • A complete review and feedback on meetings I had with strategic staff
  • Feedback on the desired future state of the business
  • Comment and comparison with my work experience at this stage of their development
  • Suggested next steps for the business

The report resulted in the company making some key strategic decisions on the implementation of software and internal processes within the business.

 

Over the last 18 months I have been involved in an OJEU procurement process for an Investment management company and a charitable trust, a research project on building portals and I am currently working on a property management strategy report.
